Tree of the Month: The Afghan Pine also known as a “Mondell Pine”
Caller:
Recommendation – It most likely is blight, but there has also been a mite issue too. The mite’s seemed to have moved on, but John suggests fertilizing and impoving the waterig schedule. Trim out the dead wood and improve the soil conditions.

Recommendation – Yes, but there are different design types that are susceptible to damage…John walks through the factors that make it okay, but red flags to beware of.
Caller:
Recommendation – He needs a tree that grows vertically, not horizontally. The afghan pine is a great fit, plus consider shoestring acacia.
Callers:
Recommendation – It’s usually a root stock that is coming up and is a graft that he can cut off. It’s probably stealing nutrients from the rest of the tree and is a good idea to cut it off.

Recommendation – It can just be fruit that’s carried over from last year. If there was a frost and froze the fruit, it will look dry inside. He can also check the watering, but it doesn’t sound like that is the issue since the fruit are still large.

Recommendation – There are about 13 varieties that grow in Arizona and John talks through what he thinks it might be.
Caller:
Recommendation – It might be possible that it’s the cable. When they dug the trench, it could have damaged the roots on that side. We’d need a picture to determine if it is worth saving.

Recommendation – Water is pooling so he’ll need to improve the drainage and gutters are a great start. The sidewalk might need to be worked on to get the water draining away from the home. He can use a product from Marvel Masonry called Thoroseal that we like. Rosie walks him through the steps.

Recommendation – It sounds like the on-off valve on the top of the water heater is faulty. Mike suspected it and we agree! Replace the valve and he should be good to go.
Recommendation – This is a common problem and we like filling them in with poured concrete, especially since her floor is only sunken down 4 inches. Termite issues can come up with a wood filler and Rosie talks her through all the tips on proper concrete to use. Beware of the moisture in her home for a short time while the concrete dries out. Recommendation – It is a valid concern, but she’ll need to find the root of the problem (Ha!) She needs to take it to the city to determine what they can do going forward.

Recommendation – Using a little amount of soap will help keep it more clean. We would consider another deep cleaning and another grout sealing. That usually keeps it clean for a few years. Consider Phoenix Carpet Repair & Cleaning for the job.
Recommendation – She needs to get all of it out first and Rosie talks through how and why. Once it’s all out, she can fill it with silica sand and backer rod, then cover it with caulking. You can buy it at Marvel Masonry. She could also call Arrowhead Deck Resurfacing.

Recommendation – It’s going to be impossible to match the coating he has. If it cracks while he’s working on it, consider putting in pavers in place of it. Rosie talks about way to do that and ways to save his existing slab.

We tackle a “Frequently Asked Question” about changing a car port into an attached a garage or converting an attached garage into a family room. Issues & considerations:

Recommendation – We’d call both the company that installed the unit and the gas company. Sometimes, when you fire up the heater, it can give a funky smell from lint and debris on the heating coils. It might not be a major issue, but it’s important to solve it.
