Roofing maintenance: Before small problems become big ones

When it comes to home maintenance, roofs feel invisible – rarely do we look up – until something starts dripping onto the living room floor. Let’s be honest, most homeowners don’t think about things like coatings, drainage slopes, or underlayment (or even know what those things are!) until a leak appears after monsoon season or summer heat exposes a hidden problem.

In Arizona, roofing maintenance comes with unique challenges. Powerful UV exposure, temperature swings, dust storms, monsoons, and months of constant, relentless sunshine put roofing systems through the wringer. That means knowing how your roof works – and what signs to watch for – can save significant money and lessen stress in the future. Common places for roof leaks

Leaks don’t happen in the middle of a perfectly functioning roof. Instead, they typically begin at weak points where water has more opportunities to sneak in.

Flashing (the metal material installed around transitions, vents, skylights, chimneys, and roof joints) is one of the biggest offenders. When flashing lifts, cracks, corrodes, or separates from roofing materials, water can sneak underneath. Vent pipes, HVAC mounts, skylights, and satellite attachments also create vulnerable areas that can benefit from regular inspections.

“Durafoam identifies these high-risk areas during inspections because many leak issues originate around penetrations rather than the roof field itself,” Forstie said.

Flat roofs introduce additional challenges, such as pooling water, clogged drainage paths, deteriorating coatings, and damaged seams around rooftop equipment. These can become trouble spots that homeowners don’t notice until interior damage appears.

 Roof maintenance tends to be one of those tasks people postpone because everything appears fine from the ground. Unfortunately, what’s going on above our heads might not be so easy to see. Routine maintenance often means checking for cracked sealants, loose flashing, damaged tiles, coating wear, debris buildup, clogged drainage areas, or exposed materials before they become expensive repairs.

Arizona’s heat is especially hard on roofing systems because UV exposure gradually breaks down protective layers. Foam coatings thin out, tiles shift, underlayment ages, and shingles become brittle. Small repairs usually cost significantly less than widespread water damage, drywall repairs, insulation replacement, or emergency leaks during monsoon season, which AccuWeather predicts will be especially wet in 2026.

The popularity of a foam roof

“We specialize in foam systems because Arizona’s climate is particularly well-suited for their insulating properties and waterproof design,” Forstie said. “Foam roofs also reflect sunlight effectively when coated properly, which can help reduce cooling demands during summer temperatures.”

That said, foam roofs are not maintenance-free and depend heavily on protective coatings that shield the foam layer from UV damage. Without protection and regular inspections, coatings wear away, exposing vulnerable areas. According to Forstie, many homeowners are happy with foam’s insulation benefits but note that ongoing maintenance is crucial for the long term.

Recoating vs. Replacing

It’s hard to tell, just by looking, whether your roof needs a replacement or a restoration. That’s where professionals come in handy. Recoating involves applying a fresh protective layer over an existing roof system when the structure underneath remains sound.

Additional foam layers may improve insulation performance, restore drainage slopes, repair low spots where water collects, and rebuild worn sections without immediately jumping to full replacement. In some cases, adding foam allows contractors to restore performance while maintaining the existing roofing structure underneath.

“We recommend recoating when coatings have thinned, cracking has started, or UV exposure has worn down the protective barrier, but the underlying roof remains intact. Recoating can extend roof life while restoring waterproofing and reflectivity,” Forstie said.

Replacement becomes necessary when damage is widespread, materials have deteriorated beyond repair, or repeated patching no longer solves recurring issues. A quality inspection often determines which route makes more financial sense. As with most roofing questions, condition matters more than age alone.

Tile systems often outlast their underlayment, meaning homeowners may see cracked tiles and think they need replacement, while the real problem is just out of sight. Shingle roofs are subject to UV degradation, wind damage, and granule loss over time.

Water stains, cracked coatings, missing shingles, exposed foam, lifted flashing, or unexplained increases in cooling costs can all signal roofing issues long before major leaks appear.

A roof may sit quietly above your head for decades, but it’s important to remember that just like other spots in your home, it’s never completely maintenance-free.
